These Terms & Conditions ("Terms") govern all services provided by Osborne Pro Wash, LLC ("we," "us," "our," or "the Company") to any customer who books, schedules, or receives services from us ("you," "customer"). By requesting a quote, scheduling a service, or otherwise engaging us, you agree to these Terms.
Quotes provided through our website, by text, by phone, or in person are estimates based on the information and/or photos available at the time. Final pricing may be adjusted if the actual condition, size, accessibility, or scope of the property differs materially from what was represented when the quote was given. We will always communicate any pricing changes with you before performing additional work.
Appointments are scheduled based on availability and weather conditions. We reserve the right to reschedule a job due to rain, high winds, freezing temperatures, or other conditions that could affect the quality or safety of the work.
Payment is due upon completion of service unless other arrangements have been made in writing in advance. We accept the payment methods made available to you at checkout or invoicing. Invoices not paid within the agreed timeframe may be subject to late fees and may be referred to collections.
We stand behind our work with a 100% satisfaction guarantee. If you are not satisfied with the results of a completed service, contact us within 48 hours and we will return to address the specific concern at no additional charge. This guarantee covers the quality and completeness of the cleaning service performed and does not cover pre-existing conditions, normal wear and weathering, or issues unrelated to the service performed (e.g., pre-existing stains that do not fully release, oxidized or failing paint, or damage to surfaces that were already compromised prior to our visit).
You are responsible for providing safe and reasonable access to the areas being serviced, including unlocking gates, securing pets, and moving or covering items you do not want exposed to water or cleaning solution (such as outdoor furniture, vehicles, or sensitive plants) unless we have specifically agreed to handle this as part of the service.
We carry insurance and take care to protect your property during every job. However, soft washing and pressure washing involve water, cleaning solutions, and equipment that can interact with surfaces in ways that are sometimes outside of our control, particularly on surfaces with pre-existing damage, poor maintenance, or material defects unrelated to our work (e.g., failing caulk, already-cracked concrete, deteriorated wood, or improperly sealed surfaces).
We are not liable for damage resulting from pre-existing conditions, defects, or deferred maintenance issues with your property that were not caused by our work. If you have specific concerns about a surface or area, please let us know before the job begins so we can discuss the best approach or any limitations.
We may take before-and-after photos of completed work for quality control and, with your permission, for marketing purposes (such as our website or social media). We will not use photos that clearly identify your home's address or personal information without your consent.
